After leaving the last coenmmt it seems to me that most people would miss the concept of rodfon. There have always been discount brokerages. The difference is, in the past, the commission was paid after the transaction was done. What Kelman and others did was convince Congress to allow the commission to be disbursed at closing. The rebate can now be paid to the buyer or seller as a portion of costs to be included in the transaction.In the process the over all commission system was villified. What everyone had been trying to avoid up to that point was transactions going to the lowest bidder. Paying some one to do business with you works on a volume basis.When large Real Estate companies tried to do this many years ago smaller companies cried foul. The term was the Wal Marts of Real Estate. So the concept of radfon has always been around, Ray is correct it will change the face of Real Estate, not for the better, and now they have new charts and graphs, the concept developed by Tim. RE: I think what Kary is saying is that both rrceods show the full purchase price, even if the buyers added in the seller's concessions when they made their offer (e.g., buyer buyers offer at a higher price than they would normally pay, if the seller agrees to pay closing cost.. the higher price shows up on all of the rrceods). This might mean that the full purchase price isn't actually the value of the house, because other costs are being included in the sales price. I suppose that depends on the market, though (in a seller's market, seller concessions may artificially inflate the value more than in a buyer's market, because in a buyer's market they may be standard for most purchases).I searched the redfin forums, and found a on this:Redfin gets the prior sale rrceods from PropertyInfo.com who gets it from the county. The prior sale rrceods are NOT from the listing agent.Unfortunately sometimes there are mistakes in the data, it's unavoidable when dealing with so much information. To go straight to the source check out King County rrceods.If you let us know where the error is we can take a look but it is a bit of work to get past sale rrceods corrected either with the county or with our provider.
